Description:

Arbor Gardens Apartments is a 108‐unit apartment complex consisting of 13 two-story buildings with a unit mix of 1 and 2 Bedroom floorplans averaging 1,070 square feet. The asset is located in Riverdale, Clayton County, a suburb in the Atlanta metro area. Just minutes from the Hartsfield-Jackson International Airport and a short drive from Downtown Atlanta. The neighborhood is conveniently located near the I-285 loop, making it an ideal it for many types of residents.

The property benefits from its proximity to Hartsfield-Jackson Atlanta International Airport which is one of the world’s busiest airports and one of Georgia’s biggest employment hubs, making Clayton County one of Atlanta’s prime logistics and distribution warehousing submarkets. Exceptional highway access and a lower cost of doing business continues to draw major distribution operations such as Briggs Equipment International, Kroger, and Kmart.

Clayton County has multiple redevelopment projects underway. The 1,168-acre former U.S. Army base Fort Gillem could soon be the Southeast’s largest logistics campus, Gillem Logistics Center. The Forest Park site will feature more than eight million SF of industrial space and 500,000 SF of mixed-use offerings. The access to major rail (CSX) and its strategic proximity to Hartsfield-Jackson International Airport, Interstates 285, 78, 85, and 675, as well as the Port of Savannah, have begun to attract major companies like Kroger that are looking for new distribution facilities. This project is expected to create more than 1,500 jobs over the next two years and should be a catalyst for new investment and more development in the submarket. Farther south, the city of Morrow is home to Clayton State University (CSU). Housing only 5% of the 7,000 students enrolled, CSU provides significant spillover demand for surrounding multifamily units. Additionally, Chime Solutions has already begun to add more than 1,100 jobs here as it repurposes the former JCPenney building at Southlake Mall into a call center. Finally,

the spillover effect from Pinewood Studios in nearby Fayette County will likely continue to drive housing demand in southern Clayton County. Pinewood Studios in Fayetteville continues to serve as one of the major film studios in Georgia, bringing as many as 2,000 workers onto the studio lot every day. Because many of these workers are only here for short-term assignments, higher percentage rent apartments, and single-family homes. Given the relative lack of rental housing in Fayette County (less than 15 market-rate communities), the next closest housing alternative is Clayton County, where many apartment complexes are less than a 20-minute commute from the studio.
